Whats the best way to figure out property value on vacant land ? Thinking about picking up some northern property.... may be a better investment than stocks at this time.
May be another northern motorcycle campground available.
Anybody know a good realtor ?

Damn cheap. I've been half assed considering a small chunk (acre-ish) myself. Offer half whatever they're asking and work from there. One of the guys I work with grabbed a two acre parcel near Houghton Lake for $3000.

Where abouts you looking for property? I'm in Frederic / Waters area and can run some searches for you if need be. I can recommend Connie Winans from Century 21 outta Grayling. I won't recommend anyone to Sledheads in Frederic. (Bad indirect experience.)
To be honest tho I would think if your wanting to open a moto camp I would look more towards the west side northern. Thats where all the good riding's at.

From what I am seeing (I have a similar idea), non-waterfront/vacation property in Central/Northern Michigan can go for as little as $1,000 and acre. I have seen some Central and Western UP land go for as little as $500 and acre.
A friend of mine has an option to purchase 90 acres in the Western UP for $45K.
Plus there is always delinquent tax sales. Tons of cheap property there.

Found a couple chunks-o-land to look at...
looking in the Manistee nat forest area...Luther, Welston...Irons.. must be close to sled trails...cycle trails good too
I'm interested 10+ acres.
Were are you finding $1000/ acre plots ?
Where do we find out about these tax sale gigs ?

try between grayling and lovels ,hwy 612 there is always prop for sale that backs up to the milatary prop for great snow rideing and great off on riding and of course jeeps. as for camp grounds for sale , river park might be. they are good peopole there

Bender, don't look at listing prices, look at actual sale prices which are quite often much lower than the asking price. Cash is King in Michigan Real Estate!
I came across a 60X120 foot parcel in Caberfae for $2,500.
I also googled "property for sale caberfae" and came across a nice parcel of land.
I too really like that whole Manistee National Forest area around M-55 and M-37.
I do recall there was a guy selling 10 acres of land with a really nice custom built garage, and a trailer overlooking Lake Mewatauka (NW of Cadillac) with lake access and a dock for $89,000 asking price. He too was really into sleds/and trail riding. I thought it was decent deal, but you can probably get it for less. If your serious PM me and I can get you his info.
For what it is worth, why get 10 acres when you can get 1, and have access to thousands of national forest land.
Just a thought...

Looked at that one last weekend Pete... could make a nice campground..as long as you don't mind bringing in firewood.
It's been on the market for a while too..
Just started the shopping... found a couple nice 10 acre lots in Idlewild... with lots of free firewood.

Made a offer on 10 acres in Lovells township.. 30 x 36 pole barn.. square wooded flat dry land.. well, septic, electricity, and an old mobile... surrounded by state land...
Got the call this afternoon that offer was accepted.
Time to start thinking about getting the XR600 ready..
There is hope for a northern ride and campout next summer.
Anyone want an old mobile ?

Thats the place... Mobile is a chunk-o-junk.. but didn't buy it for that..
The wife will have the deer all fattened up by next hunting season..

this what ill tell you ie that most of the main roads run nort south like weakly bridge stephane bridge, and you got north down river to the south its real easy to grid ride and explore. then in the norththe pratice bomb range is a big20 mile fence that gives u anice refence point.just let me know on any weekend ill be there. ilove riding there with no groomer riding

Only about 15 mins. from me. I'm near Hartwick Pines Rd. and CR612 intersection.
Yep the ranges are a blast on the sleds when you get out in the deep powder. If ya get on the trail from Lovells to Frederic. Make a right on Jones Lake Rd. and run down to Budweiser Hill. It's set off in a field and marked by a huge painted boulder.
Play around on the hills or drift in the field then catch the back side of Bud Hill and it'll run ya into the tank trails to blast down.
Weather man says we're looking at up 7 inches between tonite and 2morrow.

G....... I'd guess about 6" total so far.. blowing and drifting mostly. Storm stayed more north than predicted. Gaylord and Vanderbilt schools closed already for tomorrow.
I was in Frederic earlier and the trails were already tore up to dirt.
PM me if ya'd like a tag along when you come up. More than welcome to park here for the day.
I'm stoked to get on the Cats too, altho I got a carb issue going on with mine I gotta resolve yet.

Made a offer on 10 acres in Lovells township.. 30 x 36 pole barn.. square wooded flat dry land.. well, septic, electricity, and an old mobile... surrounded by state land...
Got the call this afternoon that offer was accepted.
There is hope for a northern ride and campout next summer.
