The house is located on the West side of Milwaukee, near Mount Mary College.  Bigsmile

Built in 1951, red brick exterior Cape Cod style home. Original resident occupied for 56 years.   Inlove
Converted from single family to duplex/in-law suite a generation ago.
3 bedrooms, 2 full baths, 2 kitchens, 2 car garage.  (Will be converting back to single family dwelling.)

Oil fired, forced air heating system. 2 Separate electrical for upper and lower (fused power).   Thumbsdown
Seller will pay for upgrade of power from 2 electrical systems to a single unit circuit panel.   Thumbsup

Home inspection will be completed by Tuesday.  Thumbsup

Only a 2 car garage, so not much room for motorcycles.

Having 2 kitchens, guess that will come in handy when ready to remodel first floor kitchen.  Headscratch

Will be busy prior to move in, will need to remove carpeting and work on hardwood floors in living room and dining room.

Why have I missed out on the recent rides?

1. Picture - New floor is in this week, started out with this green carpet...(green carpet?)

2. Picture - Then the floors were bare, painted walls, ceiling and baseboard while trying to keep the paint off myself...(curtains gone)

3. Picture - Roofing paper rolled out and chalk lines snapped after baseboards are trimmed to accept the new flooring... (hammer-stapler gun)

4. Picture - Only problem is that the compressor needs a new regulator and so there is delay from getting more done on Monday.
Tuesday things went much better, I even got to use the equipment and feel confident that I could do this, but glad I don’t have to crawl along the floor all day long installing over 440 sq. ft. of bamboo on hands and knees (bamboo floor)

Still making progress, put in two area rugs. Also preparing to get other floors sanded and refinished, which means removing more old carpet. Did a little tree trimming today, along with painting too.

Gee what a beautiful day today. Only had time to ride to home to work and then ride back to apartment to eat and recoup for round 2 tomorrow.

1. Dining room rug down (and yes, that cabinet will be painted some variation of red, along with window frames)

Congrats.

That bamboo flooring is nice stuff.  I've worked with it a lot and like how it installs -- so long as the air pressure into the stapler is right.  It goes down pretty quick compared to standard oak flooring for example and seems stable through temperature/humidity changes.   Having seen the abuse some of my floors have taken from tenants, I'd say the stuff is very durable too.

Lookin' nice, Joel.  I'm glad you pulled up that carpet.  It reminds me of the lime green shag we pulled up when remodeling our condo last year.  Oh, did I mention it was under the beige plush carpet?

I'm sure that I'll be looking into updating kitchens and baths, just not sure of time frame for getting that done.
Living room and dining room are both softly screaming for crown moldings to be installed. I'll have a conversation with my brother who installed crown molding in his home.

1. First floor kitchen is too dark and we'll most likely just paint cabinets high gloss white initially to brighten things up. Remodel is still in planning stages, will need more functional counter tops and tile, marble  or man-made stone back-splash. But again, these additions can wait for a while.

2. Will possibly put some wanes coating (bead-board) with chair rail in breakfast nook down the road, and those 2 upper cabinets either need to go or changed out to glass doors to access from either side of peninsula. I am considering taking the zig-zag path to nook out to have a more direct path from entrance to kitchen and nook, but this is most likely going to be when remodel happens.

3. The second floor kitchen is sick but functional and will serve it's purpose when the first floor kitchen gets remodeled down the road.

I'm beginning to wonder when I'll get a chance to move in? Still have no furniture picked out and my time is being sucked up by my daytime job and after work go to house to put in another 3-4 hours of labor. But it's all good!

It's all good except for the lack of riding time. Hope everyone is getting more relaxation, and scenic roadways than me. Remember to post photos because right now I am living vicariously through your excursions. Inlove
